We were thankful that Anthem Properties came and presented their plan for 319 North Road.
There are a lot of buildings going up, and a positive is that there will be one building strictly dedicated for rentals.

What is the plan for the north portion of the E/W Collector? Are you responsible for the whole road, or are
you splitting the road with H-Mart?
What will happen to the north portion of the Alderson Avenue across the street from this project?
Anthem Properties does not own the H-Mart Property. As part of our proposed development at 319 North
Road, we are responsible for constructing an interim design for the East/West Collector road. The interim
road design includes 1 lane of travel in each direction with a boulevard and sidewalk on the south side of
the road. When the H-Mart property is redeveloped, the full and final road design will be constructed by
the developer/owner of that property.
The portion of Alderson Ave north of 319 North Road will also be constructed by the future
developer/owner of the H-Mart property.
What is the unit mix? Will 1-bedroom (or smaller) units constitute less than 50% of the unit count?
The unit mix for Phase 1 of the proposed development includes: studios, 1 bedroom, 1 bedroom + den, 2
bedroom, 2 bedroom + den and 2-bedroom, 2-level townhome units.
While we anticipate our primary purchaser and tenant demographic for this phase of the project will be
younger students and professionals, the unit mix is currently evenly split between 1 bedrooms (i.e. -
“smaller units”) and larger 2 bedroom+ units.
What is the unit size range?
The typical units range from approximately 500 sq. ft. – 900 sq.ft., with a number of 2-level townhomes
that are approximately 1,100 sq. ft.

How much parking are you providing? How many EV charging stalls?
We are currently planning to provide a total of 832 parking stalls for Phase 1 of the proposed project,
which includes 103 residential visitor stalls and 134 commercial stalls. In accordance with the City bylaw,
we will be providing one Level 2 EV Outlet per residential unit. In order to achieve 100% coverage with
the inclusion of a load-management system, these EV outlets will be spaced throughout the parkade.
Overall, we are planning to provide approximately 2,115 parking stalls for the entire project, however,
this number is only an estimate at this stage and is subject to change as we further refine our designs and
move through the City’s application and approvals process.
What will the price per square foot be?
We have not determined the final price per square foot for the market condominium units at this time.
However, current market pricing in the immediate neighbourhood is in the range of $900 – $1,000 per
square foot and we would expect to meet current market pricing at the time of our sales launch.
